BUYER BRIEF MEETING
We meet with you for as long as you need to get a thorough understanding of what you are looking for in a property, so we know what to search for.
BRIEF TO MARKET
Once we have a good understanding of your Brief, we then send your brief out to our extensive network of Real Estate Agents to assist in sourcing properties that match your brief; on, off and premarket.
WE FIND THE PROPERTY
We take the time to scour the market for the perfect property for you. This maybe visiting any number of properties, reviewing agent listings, researching, andvisiting off market opportunities. In some cases, we may employ special tacticsto assist find your home, such as door knocking, leaflet drops or direct mailouts.
PROPERTY ANALYSIS REPORT
We analyse the property, the suburb, and the city, and provide you with the information you need to make the right decision to purchase. We consider many factors that may be important to your Brief, such as transport links or school catchment areas.
ON SITE INSPECTIONS
We will attend inspections on site with you to give you the opportunity to view properties yourself. If you are unable to attend, we can attend for you as your eyes and ears.
ARRANGE CONTRACT REVIEW
We will ensure the contract is available for review and assist your solicitor to get this done as quickly and diligently as possible to maximise your chances of being a successful purchaser.
ARRANGE DUE DILIGENCE REPORTS
When buying a property, it is critical that the right reports are carried out to ensure there will be no problems that the property may be hiding. This includes things like Pest and Building, and Strata reports. We will arrange for these reports to be carried out and provided to you and your legal representative to review.
ARRANGE PRIVATE INSPECTIONS
Where able, we will arrange times for you to visit and inspect prospective properties privately, giving you time to go through them in detail, at a time that suits you.
NEGOTIATE THE PURCHASE
Once we have provided our Property Analysis Report, you will have a very strong indication as to where the value of a prospective purchase sits. During this process of negotiation, we will take instructions from you and then get to work, to ensure you get the best purchase price possible for the property you wish to buy.
BID AT AUCTIONS
Auctions can be terrifying for the unprepared bidder. We will attend auctions with you and bid on your behalf. This ensure you are properly represented and takes the emotion out of the auction process.
Before taking ownership of a property, it is important that it is inspected thoroughly to check for any unnoticed damage, or to ensure that any agreed improvements have been carried out as per the contract. We will walk you through this process to ensure there are no loose ends that need tying up before you pick up the keys.
