WHAT IS A BUYERS' AGENT?
A Buyers' Agent is a licensed agent who represents the buyer in a real estate purchase.
In our case this will involve understanding the clients property brief, finding properties that meet that brief, carrying out due diligence and negotiation the best deal to acquire the property.
WHY USE A BUYER'S AGENT?
There are three key reasons why buyers engage a Buyer's Agent:
1. Connections & Resources:
Using a buyer's agent will provide the buyer the opportunity to leverage the agent's industry connections, to ultimately gain access to more opportunities in the market place. This may be through accessing Agent's "Off Market" listings, getting direct access to vendors or taking advantage of the Buyer's Agents resources to ensure that the buyers brief is in front of as many people as possible to source properties for consideration.
2. Market Knowledge and Negotiation Skill:
The average Australian who purchases property does so about once every seven (7) years. As a result, it can be difficult for buyers to have a firm grasp on what is happening in the market, and understand how best to buy a property for the best possible price.
We often see transactions that are very inequitable, particularly in the Eastern Suburbs where the vendor or seller is represented by a very professional, experienced sales agent. Having a Buyer's Agent on your side, for one of the biggest investments you make, levels the playing field.
3. Time
Many of our clients are busy professionals who are time poor and struggle to allocate the time required to appropriately manage their own search. Usually, buyers sit in the market place for 9 - 12 months before they find the property they want to buy. This includes many Saturday's attending open homes, and often frustrating situations such as missing out on a property to another buyer, or at auction.
We bring our clients searches to an outcome quickly and efficiently, with an average buy time of around 7 weeks. We take care of all the legwork, including attending inspections on your behalf, dealing with sales agents, conducting due diligence and research, executing negotiation strategies and post Settlement care.
We aim to bring all our client's searches to a successful outcome in a seamless manner, allowing you to get on with your life and minimise the stress involved in the process.
HOW DO YOUR FEES WORK?
We believe in value for money, and we also believe in transparency. We have a simple fee structure, that is designed so you know exactly what you are paying and what you are paying for.
Our fees are charged in two parts:
The first is a retainer which allows us to get to work on your brief straight away.
The second is a success fee, which is payable to us when we help you buy your new property.
In general terms, we will scope a fee for success based on the complexity of a client's brief and provide you with a formal fee proposal, following our initial meeting for your consideration.
WHY DO I NEED A BUYER'S AGENT?
The average Australian home owner transacts (buys/sells) a property approximately once every seven (7) years, as such, searching for, and acquiring a property can be extremely time consuming and stressful, especially for busy professionals, with many hours of searching, performing due diligence and negotiating with Real Estate Agents on the cards.
Real Estate Agents are skilled professionals who are legally required to represent the best interests of the Vendor (seller), and as such often employ many effective tactics to take advantage of the relatively unfamiliar space the Buyer often finds themselves in.
As such, engaging a Buyers' Agent to represent you levels the playing field by engaging a similarly qualified and experienced agent to represent your best interests in the transaction. This not only takes a huge amount of stress out of the entire experience, it provides you with access to a professional who is able to effectively negotiate on your behalf, with product and market knowledge that is simply not held by anyone other than a professional in this field.
I'VE FOUND THE PROPERTY I WANT TO BUY. CAN YOU JUST HELP ME NEGOTIATE?
Yes, as an experienced Sydney Buyer’s Agent, we are able to formulate negotiation strategies to assist our clients in purchasing a property, even if it is an on market property they have already found.
We can take the stress out of the situation for you, by managing all communication with the selling agent, researching comparable sales listings to provide an unbiased opinion on the properties value, provide offers to the vendor, facilitate exchange and even bid on your behalf at auction, should you so require.
HOW LONG DOES IT TAKE TO BUY A PROPERTY?
There is no set timeframe for purchasing a property, once you become a Buyer’s Market client. Our search process extends to many real estate agents, across a range of different companies. We will take the time to speak with them to ascertain what stock is available that fits your brief. Our Agency Agreement lasts for a period of 12 months, so during that time, we will continue to search for and present properties to you, until the right opportunity is found and secured, for the right price.
At the moment, our average time to purchase property on behalf of our clients is 7 weeks.
DO YOU WORK WITH OVERSEAS OR INTERSTATE BUYERS?
Yes, we often assist customers from overseas or interstate. Often these buyers are at a natural disadvantage due to the fact that they are unable to physically inspect properties, and often are unfamiliar with the market. We help these buyers by acting as their eyes and ears, to help them level the playing field and become successful Sydney home owners.
WHAT AREAS CAN YOU PURCHASE A PROPERTY IN?
We can and have purchased property all over Sydney. Our service extends beyond the Eastern Suburbs, and we have clients in the Inner West, South Sydney, Northern Beaches and Lower North Shore.
